Agency
This course is designed to clearly explain the responsibility and competency required to properly disclose and work within the right Agency relationship as today’s real estate professional. By assisting the real estate professional to understand and utilize the NAR Code of Ethics, clearly defining all of the specific forms of Agency and how to use them, and the seriousness of how easily issues will arise and how this can be avoided. By disclosing and working within the appropriate boundaries of Agency, both the real estate practitioner and the consumer will be properly protected.

Contracts
On January 1, 2012, a new version of the Regional Sales Contract used by real estate agents throughout Northern Virginia was released. Join Michele Freemyers for a class on all of the recent changes and updates. We will go over the entire NVAR contract along with reviewing the changes in detail and discuss strategies for writing a rock solid contract from both the Seller and Buyer’s perspective.

Fair Housing
This Fair Housing course offers an overview covering pre 1960 Fair Housing events to post 1960 events (Modern) that brought awareness to Fair Housing and Equal Rights causing significant change. This course has been designed to make the participant aware of how they can be part of the solution in their daily real estate practice as a Fair Housing and Equal Housing Opportunity advocate. This course will go through a timeline, discuss the Civil Rights Act of 1866 which lead into cases such as Plessy vs. Ferguson which ultimately lead to the Brown vs. Board of Education case improving history. We then take a look at how people made a huge difference, such as Martin Luther King, Jr., when his assassination caused the signing of the 1968 Civil Rights Act (Fair Housing Act of 1968). Standards of Conduct will be detailed by outlining Ethics and protected/unprotected classes as they relate to Fair Housing and Equal Housing Opportunities. A look at Steering, blockbusting, and redlining will be reviewed as well as understanding individuals with disabilities and their rights. Property Management, harassment, profiling, how to advertise, and predatory lending will be covered as well. Recent Virginia cases will be discussed as appropriate. This course will benefit the salesperson/Broker dramatically while protecting the general public greatly.

Legal Implications of Short Sales
This course is directed at the Real Estate Sales Professional that is working with buyers or sellers involved in a Short Sale transaction or future short sale transaction. The current market has created an environment that stretches the understanding of most agents. The basic foundations of the practice of real estate are being abused or abandoned because of the practitioner’s lack of application to the non-traditional transaction. This course is designed to reintegrate basic real estate practice and regulations to the Short Sale transaction. The Salesperson is given policies and resources to ensure they are in compliance with their Brokers oversight and approval. Agents are given tools to better understand how to best protect their client’s interest. This course also assists the real estate salesperson to seek appropriate assistance to better protect the consumer.

HUD Homes
This HUD class is designed to teach the real estate professional how to successfully sell HUD owned homes. By providing information on how to find them, how to utilize the HUD website, fill out the HUD specific contracts, how to bid, what to offer, and so much more.The instructor made a living almost exclusively selling HUD homes for many years and wants to show each class participant how to develop a whole new profit center to expand business into a lifetime of prosperity. HUD inventory increases all of the time around the country. Be sure to take advantage of this special opportunity while its being offered. This is a class to really help the agent gain tools to help their business grow and prosper. This is also a class that is needed to assist the consumer adequately.

Buyer Agency
This course is designed to assist the real estate professional understand the importance of Buyer Agency and its role within the community. This course also helps the Agent/Broker understand how the Buyer Agency agreement assists the consumer in protecting them, themselves, and their Broker. The real estate professional will also understand the appropriate Buyer Agency duties to their Clients, disclosures, and forms. The NAR Code of Ethics, Agency Law pertaining to Buyer Agency, and appropriate disclosures will be reviewed.
