Successfully selling HUD-owned homes

Sandy Pearch of Assist2Sell shared a great story with me about her transaction. After Sandy attended one of the "Selling HUD-owned" classes I teach, she sold one. The advise provided during the class concerning having the buyer close with their own choice of closing attorney that was familiar with the HUD process was sound advice. After the letter arrived at the HUD contracted Seller closing company, Lawyers Advantage, Sandy received a threatening phone call from them as to what would happen to her and the buyers if they didn't close with them. Well, needless to say this didn't sit well with her or the buyers, but were glad to have had the benefit of the knowledge to make the right decision. It is a shame that HUD doesn't discipline their contractors for behaving in this way. As a result of this story, may similiar stories have been filtering in that are very much the same. One of the newest stories which we will post in a separate entry, suggested that Lawyers Advantage would be less cost for the buyer to close when they ended up being more. More on this later.
